We called after seeing a recommendation on Facebook and we are very happy we did. We had them build a covered pergola off our back sliders, and since we live in a log home, we wanted rough hewn lumber. Not only did they order the perfect stuff…

MATERIALS & DESIGN

A deck sized to a city lot

Westfield covers a wide span of building eras, and a deck near the green is a different job from one in a postwar subdivision. On a Federal or a Victorian the deck has to stay subordinate to the house and usually belongs at the back. On a subdivision lot it can be the main outdoor room without apologizing for itself. Space is the constraint in Westfield, not ambition. On a narrow lot the useful move is usually a smaller, better-built deck that connects properly to the kitchen or dining room rather than the biggest rectangle the yard will hold. The decking materials come down to three choices: a wood deck in pressure-treated pine, capped composite such as Trex, or PVC. Composite materials cost more up front and ask almost nothing of you afterward. We will tell you honestly which one is worth the difference on your house, and a new deck sized to the outdoor space you actually have beats one sized to a catalog page.

FOOTINGS & FRAMING

The part you never see, done properly

Any deck contractor should start here. Footings go below the frost line, which is 48 inches in this region, so the deck does not lift and drop with the ground each winter. The ledger gets bolted through the band joist and flashed, never nailed on. That connection is where old decks fail, and it fails quietly for years before it fails suddenly. Older Westfield houses near the center sit on lots laid out well before the current bylaw, so the setback is worth confirming before anyone measures for decking.

RAILINGS, STAIRS & LIGHTING

Railings, stairs and lighting

Any walking surface more than 30 inches above the grade below needs a guard, and that guard has to be at least 36 inches high. We build them in wood, composite, and cable or aluminum where you want the view kept open. Stair geometry gets set out properly so every riser is the same, and lighting goes into the posts and risers while the framing is still open.

PORCHES & SUNROOMS

Screened porches and four-season rooms

A screened porch buys you the months a deck cannot in Westfield, and a four-season room turns the space into part of the house. Both are a different build from a deck: insulated floor, real roof, proper drainage. If you think you might screen or enclose it later, tell us now, because the framing and footings differ.

DECK REPAIR & OUTDOOR LIVING

Deck repair, restoration and the rest of the yard

Not every job is a new deck. On older Westfield housing we are often called to a deck that has gone soft, pulled away from the house or lost a railing, and we will tell you plainly whether it needs a repair, a rebuild, or only restoration: a clean, a sand and fresh stains and sealing on a wood deck that is sound but tired. A deck is also often one piece of a bigger outdoor space, so we build patios, pool and hot tub surrounds, pergolas, gazebos and outdoor kitchens too, planned together even when they are built in stages.

Common questions about decks in Westfield

Do I need a permit to build a deck in Westfield?

For a new deck, yes. We file with the Westfield Building Department and manage the inspection schedule through to sign-off, so you never deal with the permitting yourself. Two inspections matter: the footings, before anything is poured over them, and the framing, before the decking covers it. On a tight Westfield lot it is worth checking the side setback before design, because a deck counts toward it.

What does a deck cost in Westfield?

On Westfield's older housing the number usually moves on what we find at the house wall: the condition of the band joist, and whether the deck can be ledgered on at all or has to stand free. We do not quote this over the phone. The estimate is free, done at the house, and itemized so you can see what is driving the number.

How soon can you start?

Deck season starts once the ground thaws and books up from the first warm week, so a February call is usually a spring build. Call us early and we will give you an honest date rather than an optimistic one.

More about decks in Westfield

Attaching a deck to an older Westfield house

Housing here runs to a wide spread of eras, from Federal and Victorian homes near the green to postwar subdivisions, and on a house that age the deck's connection to the building is the whole question. A ledger board has to be bolted through sound framing and flashed so water runs out rather than in, and on a century-old wall we do not know what is behind the siding until we open it.

Where the framing will not take a bolted connection, the right answer is a free-standing deck on its own posts rather than a compromise at the house wall. That decision gets made with the wall open, which is why we look before we price. It also means a deck estimate on a house in Westfield is worth more than a phone number.

The useful thing about that era spread is that it removes the guesswork rather than adding to it. A Federal, a Victorian and a 1960s ranch each frame differently at the band joist, and we establish which one we are attaching to before we price the job.

Building a deck in Westfield

Westfield is a small city with a lot of open land at its edges, from the river valley to the hills toward Montgomery. A deck near downtown is usually a tight-lot replacement; out toward the edges of the city it is more often a new deck on a larger lot with room to work.

The Westfield River runs through the middle of the city, and properties near it can sit in a floodplain. Where that applies, the footings and the height of the deck have to account for it, and we check the property before we design rather than finding out at the permit counter.

Westfield State University brings a steady rental market to the streets near campus. On a rental, a deck takes heavy use and little care, so we usually recommend capped composite or PVC and a railing that is through-bolted, because those hold up without regular attention.

When a deck actually gets built

Deck work in Western Massachusetts is bound by the ground rather than the air. Footings have to go 48 inches down, so the build starts once the frost is out, and the calendar fills from the first warm week in Westfield as everyone has the same idea at once.

Late in the season is genuinely fine, though: there is no interior to protect, so a deck framed in September and decked in October is a normal job and easier to schedule. What is hard is a deck for Memorial Day booked in April.

Permits and inspections in Westfield

Work in Westfield is permitted by the Westfield Building Department under the Massachusetts State Building Code, and the contractor doing it has to hold a Home Improvement Contractor registration as well as a construction supervisor license. We hold both, and we file in our name, which is what puts the code responsibility on us rather than on you.

A deck is inspected twice: at the footings, before anything is poured over them, and at the framing, before the decking covers it. Both are ours to schedule and meet. The details inspectors look at hardest are the ones that matter most anyway: footing depth, the ledger connection and its flashing, guard height over 30 inches, and baluster spacing.
