We called after seeing a recommendation on Facebook and we are very happy we did. We had them build a covered pergola off our back sliders, and since we live in a log home, we wanted rough hewn lumber. Not only did they order the perfect stuff…

MATERIALS & DESIGN

A deck built around how the yard is used

Windsor Locks is a compact town built around its canal, and most of its houses are postwar capes and ranches on modest lots. A deck here is usually low to the ground and sized to the yard, which keeps the build simple and the cost down. In Windsor Locks the deck is usually the most-used part of the house from May to October, so it is worth sizing it to what actually happens on it: a table that seats six, a grill that is not in the walkway, a set of stairs that lands where people walk. Decking materials run from a wood deck in pressure-treated pine through capped composite such as Trex to PVC, and the railing and lighting get planned in rather than added later.

FOOTINGS & FRAMING

Footings, framing and the ledger

Ask any deck contractor what their deck construction detail is at the house wall. Footings bear below the frost line at 42 inches, the ledger is through-bolted and flashed into the band joist, and the joist span is sized for the load rather than for what fits the lumber pile. None of this is visible once the decking goes down, which is exactly why it is worth asking about. On the smaller Windsor Locks lots the side setback can come into play quickly, so we check it before the deck is drawn.

RAILINGS, STAIRS & LIGHTING

Railings, stairs, lighting and screening

Guards are required over 30 inches above grade and have to stand at least 36 inches high, and baluster spacing is set so a child cannot get through. Beyond the code, this is the part you touch every day: railing you can rest a drink on, stairs that are the same height all the way down, and post or riser lighting so the deck still works after dark.

PORCHES & SUNROOMS

Screened porches and sunroom conversions

Screening an existing deck is the cheapest large upgrade most Windsor Locks homeowners can make to it, and a four-season sunroom is the version that adds real square footage. We build both, and we will say plainly which one your deck can carry without being rebuilt first.

DECK REPAIR & OUTDOOR LIVING

Deck repair, patios and outdoor living

On Windsor Locks housing the common call is a deck fifteen or twenty years old with a sound frame and worn-out decking, railing or stairs. That is a repair and a re-deck at a fraction of the cost of a new deck, and on a wood deck that is only weathered, a clean, a sand and fresh stains and sealing buys years. Where the footings or framing have gone, we say so. There is often room for more, too: patios, pool and hot tub surrounds, pergolas, gazebos and outdoor kitchens, planned once and built in stages.

Common questions about decks in Windsor Locks

Do I need a permit to build a deck in Windsor Locks?

For a new deck, yes. We file with the Windsor Locks Building Department and manage the inspection schedule through to sign-off, so you never deal with the permitting yourself. Two inspections matter: the footings, before anything is poured over them, and the framing, before the decking covers it. Most Windsor Locks lots have room for a deck inside the setbacks, but we confirm it rather than assume it.

What does a deck cost in Windsor Locks?

On Windsor Locks's housing the structure is usually predictable, so size, material and railing choice drive most of the number. Composite and PVC cost more up front and change what you do every spring. We still price it at the house rather than over the phone, because the estimate is free and an itemized number you can trust is worth the visit.

How soon can you start?

Spring and early summer fill fastest for decks. Later in the season is genuinely fine for the build itself and often easier to schedule. Call us early and we will give you an honest date rather than an optimistic one.

More about decks in Windsor Locks

Decks on Windsor Locks's housing stock

Windsor Locks's housing runs to compact postwar capes and ranches, plus older homes along the canal and Main Street. Framing on houses of that era is predictable and well documented, which makes a deck here a straightforward build and lets us talk about real numbers early.

The more useful conversation is about size and use rather than structure. A deck that is deep enough for a table and a walkway past it is a different thing from one that is deep enough for a table alone, and the difference in cost is smaller than the difference in how much you use it.

The older homes along the canal and Main Street are the exception. There we open the wall before committing to a ledger, because an older house rarely has a band joist built to carry a deck, and a free-standing deck is the safer answer when it does not.

Building a deck in Windsor Locks

Windsor Locks is one of the smallest towns in the area by land, set between the Connecticut River and Bradley International Airport. Its canal was built in the 1820s to get boats around the river rapids, and the town grew up along it.

With smaller lots, a deck in Windsor Locks has to be planned around the yard you have. A deck that is a little smaller but connects well to the kitchen and steps down to a patio usually works better than one that fills the yard.

On many of the postwar capes the back door is only a few steps up from the yard. That makes a low, ground-level deck possible, which keeps the cost down and the railing requirement simple, since a deck under 30 inches high does not need a guard.

When a deck actually gets built

Deck work in northern Connecticut is bound by the ground rather than the air. Footings have to go 42 inches down, so the build starts once the frost is out, and the calendar fills from the first warm week in Windsor Locks as everyone has the same idea at once.

Late in the season is genuinely fine, though: there is no interior to protect, so a deck framed in September and decked in October is a normal job and easier to schedule. What is hard is a deck for Memorial Day booked in April.

Permits and inspections in Windsor Locks

Work in Windsor Locks is permitted by the Windsor Locks Building Department under the Connecticut State Building Code, and we file in our name so the code responsibility sits with us rather than with you. We are licensed in Connecticut as well as Massachusetts, and inspections are ours to schedule and meet.

A deck is inspected twice: at the footings, before anything is poured over them, and at the framing, before the decking covers it. Both are ours to schedule and meet. The details inspectors look at hardest are the ones that matter most anyway: footing depth, the ledger connection and its flashing, guard height over 30 inches, and baluster spacing.
